2nd floor addition in Lexington

We are working on a second story addition in Lexington.  We removed the rear half of the second floor becuase the existing ceiling height was only 5’11”.  The customer bought the home and planned on converting one of the six bedrooms into a master bath, laundry room and master closet.  Once they understood they didn’t have the ceiling height to do the project they hired us to rebuild the second story in order to bring their plans to fruition.

We started by demolishing the rear half of the second floor as well as a few other areas in the house that we will be improving (1st floor kitchen, entrance way, etc.).  Once the debris was removed from the site the framing began.  First the exterior walls and then the roof.  We also took down the ceilings on the other half of the second floor in order to properly insulate the entire roof with R38 closed cell spray foam.  Typically roof rafters would need to be 2×12 to fit an R38 but with closed cell spray foam, less room is needed.   We found there to be wet and moldy sheathing under the front roof so we will be reroofing that area and replacing sheathing where necessary.

Granite Steps with Stone Veneer, Fiberglass columns and Azek rails

We’ve transformed this residential entryway in Newton.  We took an old wood entrance and constructed a gorgeous new entryway by building new granite and stone veneer steps, installing structural fiberglass columns and premium Azek rails and will be installing a new set of custom built iron railings.

 

Brownstone steps and Pennsylvania fieldstone walls in Watertown

This week we demolished a set of concrete steps and replaced them with a set of new solid brownstone steps and pennsylvania fieldstone walls. We also installed a brownstone landing for a completely new yet fitting hardscape to this beautiful arts and crafts turn of the century home.

Cedar handrail installation and EPDM roof installation – Weston

We’ll replaced a decorative railing and gravel roof in Weston this week.  We disposed of the rotted wood decorative rail and the existing gravel roofing material down to the sheathing.  We installed a new EPDM (aka rubber) roof and new Spanish cedar and Western red cedar decorative rail.  The railing is configured similarly to the prior railing in order to maintain the integrity of this historically zoned home.  Below are pictures of the BEFORE and AFTER.

Roof installation – Waltham

We’ve been hired to reinstall a roof and gutters at an existing customer of ours in Waltham.  We’re installing energy efficient Solaris shingles by Certainteed.  The aluminum gutters come from Harvey Industries and the gutter guards are Ply Gem’s Leaf Relief system.  This is a medium pitched roof so we decided to install ice & water barrier from eave up 6′ rather than the typical 3′.

The customer also asked us to check out the insulation in the attic because they have problems controlling temperatures inside.  We saw that there was fiberglass insulation between all the rafters but very little ventilation.  Installing a ridge vent wasn’t enough – we needed to create a way for air to travel from the soffits to the roof’s peak.  Existing soffit vents were useless since the insulation prevented the air from flowing so we installed proper vents between each of the rafters.

Basement Remodel – Lincoln, MA

We started our next basement remodel earlier this month.  The basement was finished with paneling over plastered drywall.  A half bath, small mud room and closet are also being remodeled.  We removed the paneling and drywall and added some framing to bring things up to code.  All doors, windows, casing and baseboard will be solid red oak.

Foundation repointing and new concrete floor

This 120 year old home in Cambridge’s central square neighborhood had an old dirt floor in half the basement and an old cracked concrete floor on the other half.  All of the masonry joints, both brick and fieldstone, had deteriorated into dust.  The house lacked proper structural support resulting in uneven floors on each of the three upper floors.

We came in and demolished the wood walls and ceiling cover resulting in one large 1500 s/f room.  We cleaned all of the masonry joints and repointed them with Type S masonry mix.  We removed the concrete floor and disposed of 7″ of sub floor (in this case sand).  The customer decided they wanted to enhance the foundation so we dug an additional channel along the interor perimeter and poured a 6″ slab of concrete over poly sheeting.  We then installed some additional temporary columns under the existing beams and dug for and poured 8 new 30″x30″x10″ footings.  New permanent columns went up about 4 days later.  The center of the building was not properly supported so an additional beam, a 9 1/2″ double LVL beam was installed and 5 additional footings and columns were installed.  We completed the project by compacting the floor, laying 3″ crushed stone and compacting that, laying 6 mil poly sheeting and pouring, by hand, 4″ concrete with wire mesh set 2″ below the top surface.
