Emergency Egress Window installed

Massachusetts state building code requires direct access to the exterior from the bedroom. Even though one of the doors to the bedroom is only 10 feet to the french doors in the foyer, the fact that the bedroom is an enclosed space requires an emergency egress via the window. It wasn’t easy to find a window with the required 20″ x 24″ full opening (a typical 4′ high double hung window wouldn’t even qualify) that didn’t require us to dig below ground level too much. Harvey’s helped us find a Casement window that met these minimum requirements – the window was installed this week along with three replacement windows (two sliders and one awning). Since the emergency egress window was being installed in a concrete opening we framed with pressure treated lumber (moisture from the concrete could penetrate and rot untreated lumber). Once the framing was completed the window was installed and Grace’s peel and stick flashing secured along the exterior perimeter of the window frame (beneath the casing).
