Basement Remodel – Lincoln, MA

We started our next basement remodel earlier this month. The basement was finished with paneling over plastered drywall. A half bath, small mud room and closet are also being remodeled. We removed the paneling and drywall and added some framing to bring things up to code. All doors, windows, casing and baseboard will be solid red oak.

Foundation repointing and new concrete floor

This 120 year old home in Cambridge’s central square neighborhood had an old dirt floor in half the basement and an old cracked concrete floor on the other half. All of the masonry joints, both brick and fieldstone, had deteriorated into dust. The house lacked proper structural support resulting in uneven floors on each of the three upper floors.

We came in and demolished the wood walls and ceiling cover resulting in one large 1500 s/f room. We cleaned all of the masonry joints and repointed them with Type S masonry mix. We removed the concrete floor and disposed of 7″ of sub floor (in this case sand). The customer decided they wanted to enhance the foundation so we dug an additional channel along the interor perimeter and poured a 6″ slab of concrete over poly sheeting. We then installed some additional temporary columns under the existing beams and dug for and poured 8 new 30″x30″x10″ footings. New permanent columns went up about 4 days later. The center of the building was not properly supported so an additional beam, a 9 1/2″ double LVL beam was installed and 5 additional footings and columns were installed. We completed the project by compacting the floor, laying 3″ crushed stone and compacting that, laying 6 mil poly sheeting and pouring, by hand, 4″ concrete with wire mesh set 2″ below the top surface.

We’re almost done with our basement remodel. The final trim has been installed and painted. We just have a few more final touches to make before we obtain sign-off.

Roof Replacement – Waltham

Today the men are reroofing a two-family home with gable roof and farmer’s porch in Waltham. They stripped the roofing shingles and underlayment and found a good amount of rotted sheathing. They replaced the rotted sheathing, installed the Tamko Ice & Water shield from eave up 3′ and around skylights and then installed Typar Surround SR Synthetic Underlayment throughout remainder of roof. Then the Certainteed architectural shingles were installed.

Concrete Patio

We prepped and poured a 900 s/f concrete patio this past weekend. We compacted the subsoil, laid 6″ crushed stone and compacted every 2″. Expansion joints were installed along the house where the concrete would butt up to. We formed and poured and broom finished the patio per customer’s request. We went back on Monday to saw cut control joints every 8′ per customer request.

We stripped this roof, installed Tamko Ice & Water shield and Typar Surround underlayment over the sheathing. Then we installed aluminum drip edge along the eaves and Certainteed Landmark architectural shingles throughout. The house had existing soffit vents but no ridge vent so we installed a new Cobra ridge vent.

Interior perimeter drain and sump pit – Concord, MA

We are installing an interior french drain (aka perimeter drain) in a basement in Concord. Hurricane Irene brought this family 4″ of standing water. The majority of this drain will be covered with concrete. One 24′ wall will have a surface grate draining to the under floor channel. This will allow surface water from the utility room and storage room to flow into the drainage system before entering the finished area.
